The Hotel Eder in Maria Alm combines tradition with innovative concepts. Sepp Schwaiger focuses on a unique guest experience that blends modern design with Alpine hospitality.

Adults-only lifestyle with Alpine flair

The Schwaiger hotelier family from Maria Alm, led by visionary Josef "Sepp" Schwaiger, opened the 4*s Alpine Boutique Hotel Sepp in September 2018 with an extravagant design concept: old meets new, tradition meets zeitgeist, and luxury meets casual.

At the same time, it is the first adults-only hotel in the Hochkönig region (Salzburg) and it exclusively addresses guests over 21.

The lifestyle hotel sees itself as "a place of encounters, quality of life, genuine feelings of happiness and many moments of enjoyment and well-being", true to the motto "Together in the middle". These shared experiences are supported by organized sports and micro-events, as well as themed weekends.

Guests will not find a traditional hotel reception on the first floor: instead, they will take the elevator in the form of a gondola to the top floor, where they will be welcomed at a large table. A bar, a live cooking station and a cozy fireplace corner also invite guests to linger. The outdoor rooftop lounge offers space for exercise and relaxation with an infinity pool, lounging areas, and the architectural highlight of the house: the Airstream converted into a sauna.

Architecture Meets Nature

The Sepp was largely designed by Josef Schwaiger, who studied architecture: a rustic wooden building is complemented by a transparent, modern glass house, and the buildings are connected by an atrium with a 100-year-old tree at its center. The 40 rooms in five categories also bear witness to the unusual concept: some score points with a movie screen and beamer, others with nostalgic record players or hanging swings on the balcony, but all pick up on the natural materials of the region, such as wood, stone, leather, and linen.

The "exSEPPtionelle" house complements the Schwaiger family's "Eder" brand collection, which includes the nearby Hotel Eder (targeting active vacationers, families with children, and those seeking relaxation), Eder Apartments, and TOM, an alpine hut on the mountain used as an exclusive event location.

In April, Josef Schwaiger was elected "Hotelier of the Year 2019" (Rolling Pin Awards).
